Roof age and solar: should you re-roof first?
The cheapest decision in residential solar is made before anything is installed, and it is about the roof rather than the panels.

The short answer
Why this is a sequencing question rather than a cost question
Most people frame this as an expense to be weighed: is a new roof worth it now, or can it wait. That framing quietly assumes the two jobs are independent. They are not, and the dependency runs one way.
Solar installed on a roof that then needs replacing creates a third job that would not otherwise exist. Somebody has to remove the array, someone else replaces the roof, and then somebody has to put an array back. That third job is not a defect, so no warranty covers it, and it is not part of either the roofing quote or the original solar quote.
And the assumption that the same panels go back up is the weak part. National laboratory guidance on what happens at the end of a system's performance period describes re-roofing as one of the events that triggers decommissioning, and observes that "many owners find it more cost-effective to remove the older system and install a new one rather than reinstall the old equipment".
The same passage adds the constraint that removes the choice altogether for some people: "many contractors also refuse to offer or warrant reinstallation of old equipment".
So the realistic outcomes are narrower than the optimistic version. Either you find a contractor willing to reinstall and warrant used equipment, or you replace the array early, having got fewer years out of it than you paid for.
The cost figure we are not going to give you
Every article on this subject quotes a price for removing and reinstalling an array. We went looking for the source of those numbers and could not find one.
No primary source we could reach publishes a residential removal and reinstallation cost. Not a laboratory, not a trade body, not a government programme.
The only per-unit figures we did find come from a decommissioning study of a one-megawatt ground-mounted fixed-tilt plant. That is an industrial installation with different equipment, different access, different labour and different disposal. Applying those numbers to a house would be inventing a figure and dressing it in a citation, and we are not doing it.
The number that matters is a quote for your roof anyway. Get one for removal, one for the roof, and one for reinstallation, ideally with the reinstallation quote stating in writing whether the contractor will warrant the reinstalled equipment. That last question is the one this page exists to make you ask.

The liability row is the one that does not show up in a spreadsheet. A leak on a re-roofed surface with reinstalled mounts involves two contractors, each able to point at the other, and no manufacturer warranty reaching the flashing at all.
The terms this decision turns on
- Decommissioning
- Taking a system permanently out of service. The relevant point here is that national laboratory guidance treats re-roofing as one of the events that triggers it, rather than as a pause in the middle of a system’s life.
- Removal and reinstallation
- Taking the array off, storing it, and putting it back after the roof is replaced. The step people assume exists, and the one contractors frequently decline to warrant.
- Mounting penetration
- The hole through the roof covering where a mount attaches to the framing beneath. Each one depends on flashing to stay watertight, and a reinstall makes them again.
- Flashing
- The sheet material that seals a penetration. Excluded from coverage in the roofing warranty we read, which means no roofing manufacturer stands behind it either before or after a reinstall.
- Remaining useful life
- How long the covering has left. The only number that matters in this decision, and worth paying an independent roofer to estimate rather than accepting from anyone selling you solar.
How to work out whether your roof qualifies
There is no bright-line rule, and anyone offering one is guessing. But the question resolves into three that are answerable.
How old is the covering, and from what evidence? Not an estimate from someone standing in your driveway. The permit record for the last roof replacement is public in many jurisdictions and it is the most reliable answer available. If you bought the house, the disclosure documents may say.
What is its expected remaining life, from someone with no stake in the solar decision? A roofing contractor who is not connected to the solar company is the right person to ask, and the answer is worth paying a small inspection fee for. A solar installer's assessment of your roof is not dishonest, and it is not independent either.
And how does that compare with the system's life? Solar equipment is sold on a twenty-five-year horizon and the panels commonly outlast it. If the roof has a decade left, you are choosing to do this whole thing again in ten years. If it has twenty-five, the question does not arise.
One more input belongs in this, and it is about you rather than the roof. How long do you intend to stay? If you expect to sell inside ten years, the reinstall problem may never be yours, and it becomes a disclosure question and a negotiating point rather than a cost you bear. If this is the house you intend to grow old in, you will personally meet every consequence of the sequencing decision, which argues for doing it once and doing it properly.
The uncomfortable middle case is a roof with twelve to fifteen years in it, which is where most of the difficult decisions sit. There is no clean answer there, but the framing that helps is: if I install now, am I comfortable that in fifteen years I will either replace the array early or pay for a removal and reinstall that may not carry a warranty? If the answer is yes, proceed. If it is no, the roof comes first.
The case for installing now anyway
A page that only argues one way is not much use, so here is the honest case for proceeding without touching the roof, which is stronger than the framing above implies.
Electricity you do not generate is gone. Every year you defer, you buy power you could have made. If the roof genuinely has fifteen or twenty years left, deferring solar for a roof replacement you do not yet need is paying for certainty you already have.
A roof replacement is a large cost brought forward. Re-roofing early because of solar means spending that money years before you otherwise would, and money now is worth more than money later. If the covering has real life left, that is a genuine cost of the cautious path and it is rarely counted.
And the array offers the roof beneath it some protection. The covered area is shaded from ultraviolet exposure and sheltered from direct weathering, which are two of the mechanisms that age a roof. We are not aware of a source quantifying this and we are not going to invent one, so treat it as directional rather than as a number.
There is also a middle path worth naming, because it suits more houses than either extreme. Where a roof has one plane in poorer condition than the others, replacing that plane and siting the array on it is sometimes possible, and it converts a whole-roof decision into a partial one. Whether it works depends on which plane suits the array for orientation and shading, which is a design question rather than a roofing one, and it needs both contractors in the conversation at the same time. It is worth asking about before accepting that the choice is all or nothing.
What tips it is the confidence interval on the roof's remaining life, not the midpoint. If an independent roofer says fifteen years and is confident, installing now is defensible. If they say ten to fifteen and hedge, the downside case has you doing the whole thing again inside the system's life, possibly without a contractor willing to warrant the reinstall. Ask the roofer how sure they are, not just what the number is.
Why the flashing question makes this worse than it looks
There is a reason a reinstall carries more risk than the labour suggests, and it comes from what we found reading a roofing warranty in full.
The major shingle warranty we read excludes "costs related to underlayments… metal work, and flashings" from coverage outright. Flashing is exactly what a solar mount penetrates and depends on. So no roofing manufacturer warranty stands behind that component even on a brand-new roof.
Now put an array back onto that new roof, through new flashings, done by a contractor who may decline to warrant reinstalled equipment. You have a new roof, a reused array, and a waterproofing detail that nobody has warranted at any point in the chain.
That is not an argument against solar. It is an argument for doing the roof first, when the penetrations are made once, into a new surface, by the party who will warrant them.
What to do before you sign anything
- 1 Get the roof’s age from the permit record, not from an estimate
Many jurisdictions publish issued permits as public records searchable by address. It is free, it takes minutes, and it is the only version of this answer that nobody has an interest in.
- 2 Get an independent roof assessment
From a roofer with no relationship to the solar company. A small inspection fee here is the cheapest insurance in the whole project, and the answer determines everything else.
- 3 If the roof is close, get both quotes and compare against doing it twice
Roof plus install now, against install now plus remove, re-roof and reinstall later. The second sequence has four jobs and two of them are unquoted at the point you decide.
- 4 Ask any installer proposing reinstallation to warrant it, in writing
National laboratory guidance notes many contractors refuse to. Getting a clear answer now tells you whether the reinstall path actually exists for you, or whether you are planning around something nobody will do.
- 5 If you re-roof first, have the solar design done before the roof goes on
The roofer can then account for where mounts will land, and in some cases install flashing details as part of the roof rather than as a penetration through a finished one. This is the single best position to be in and it requires only sequencing.
- 6 Keep both sets of documents together
Roof warranty, roofing invoice, racking manufacturer’s instructions, and the solar workmanship warranty. When a leak is argued about years later, the party who can produce all four is the one who wins the argument.
- 7 If you proceed on an older roof, write down why
Note the roofer’s estimate of remaining life, the date, and who gave it. If the roof fails earlier than expected you will want a record of what you were told and by whom, and if it does not, you have lost nothing but a minute. This is the cheapest form of documentation in the whole project.

The number we deliberately withhold
Any cost for removing and reinstalling a residential array. We searched specifically and no primary source provides one.
The only per-unit decommissioning figures we located come from a study of a one-megawatt ground-mounted fixed-tilt plant, which differs from a house in equipment, access, labour and disposal. Presenting those as residential guidance would be manufacturing a number. Where you see such a figure quoted elsewhere, it is worth asking where it came from.
What is judgement rather than evidence
The comparison table and the framing of the twelve-to-fifteen-year middle case are our analysis, not findings from a source, and the page says so. What is sourced is the observation that reinstallation is frequently uneconomic and frequently not offered, which is the fact the whole decision turns on.
We give no threshold roof age, because it would depend on covering type, climate, installation quality and how long the current owner intends to stay, and no source we read supplies one.
